Wandsworth Property Prices Surge to Record Levels
Apartment in Battersea Reach becomes area's most expensive ever flat
The latest sales figures for the SW18 post code area suggest that property prices in Wandsworth have reached new highs in recent months.
Sales reported to the Land Registry since the beginning of April have averaged £643,480. If sustained at this level this would represent an all-time high for prices as they have never averaged over £600,000 in a single quarter.
There have been 147 homes sold during the period of which 14 went for over one million pounds. The highest priced property was on Herondale Avenue costing its new owners £3,950,000 and becoming the sixth most expensive sale in the area.
An apartment in Flotilla House on Juniper Drive, Battersea Reach was sold for £2,750,000 to become Wandsworth's most expensive ever flat surpassing the price paid for a unit in Baltimore House which had held the record for 7 years.
The April data from Land Registry's House Price Index shows that London remains the best performing property market in England and Wales. The average price of a home in the capital rose by 6.2% over the year to £375,795.
The strongest growth in the quarter between April and June was in South West London where values rose 3.4%, annualising at 8.5%, almost double that seen in prime Central London according to Savills Research Team.
Douglas and Gordon's Michael Hodgson explains in his monthly market report that international buyers are becoming more tuned to the London market, and are perceiving that they can get better value just a bit away from the centre.
For the country as a whole prices only rose by 0.7% which takes the average property value in England and Wales to £161,458.
The most up-to-date figures available show that during February 2013, the number of completed house sales in England and Wales decreased by 3 per cent to 43,573 compared with 44,829 in February 2012.The number of properties sold in England and Wales for over £1 million in February 2013 increased by 3 per cent to 488 from 475 in February 2012. London has seen a fall in repossessions which were down by 29% to 117 in February 2013 compared with the same month in 2012.
