Wandsworth Property Sales - February 2012
Average prices drop below half million pound mark
Wandsworth property prices seem to have drifted downwards according to the latest official numbers.
During February there were 93 properties reported to the Land Registry as sold in the SW18 post code area. The average sale price was £481,801, the first time this average has been below half a million pounds since November 2011.
The decline seems to be largely due to the lack of activity at the top end of the market. The most expensive property sold during the period was on Nicosia Road and went for £2,375,000. Only one other property was sold for over £1,000,000 during the month. This is well below the kind of levels that normally occur in the area.
The February data from Land Registry's House Price Index shows an annual price decrease of 0.6% which takes the average property value in England and Wales to £161,588.
The region in England and Wales which experienced the highest increase in its average property value over the last 12 months is London with a movement of 4.2% to £354,300.
The most up-to-date figures available show that, during December 2011, the number of completed house sales in England and Wales increased by 8 per cent to 61,470 compared to 56,875 in December 2010. The number of properties sold in England and Wales for over £1 million in December 2011 decreased by 13 per cent to 488 from 559 in December 2010.
