Wandsworth High Street's Argyll House Is Demolished



Making way for new apartments and commercial space

The Argyll House Business Centre on the High Street is to be rebuilt as a low rise residential and commercial block. Situated just behind All Saints Church, the plans are for 17 apartment units and 106 square metres of commercial floorspace, all housed in a four to five storey construction.

Developer Artform was granted planning in 2020 after completing on the purchase of the site, saying: “Our first Artform-owned project in South London… 17 design-led apartments and commercial space will be coming to All Saints Passage in 2023, created in collaboration with Scenesmith and GPAD… we’re excited to bring a collection of thoughtfully-designed apartments to the south west.”

Artform is a London-based property developer which has completed on projects across London, including a nine apartment, 4000 square foot of commercial space in Kensal Green, and a mixed use project on Pratt Mews NW1, named Moy’s, comprising two office spaces and eight new flats.

The developer is working in conjunction with London architects Scenesmith and GPAD. The team at Scenesmith work on architectural detail and interiors, while GPAD have produced both retrofit and newbuild residential and commercial spaces across the capital.

Heritage consultancy service, Cogent, gave the new building its approval last October: “The proposed development has the potential to enhance the local context, including the setting of the conservation area and the grade II* listed All Saints Church.” In the same month GPAD made amendments to the design. “The updated material palette has been chosen by taking elements from surrounding precedent buildings as well as ensuring the proposal does not detract from the materiality of the adjacent All Saints Church, said a spokesperson. “It is felt that cladding the building in the same colour brick as the church would diminish the prominence of the landmark building.”

Argyll House has previously been used for commercial space, housing a mini-cab booking office among other businesses, and a small number of flats above.

The new building is due for completion in 2023 and the council is still accepting comments under the application reference 2021/5027.
